How to Find Your Niche For Selling in Photography

In a previous article of mine I mentioned the fact that personal photographs do not sell. That is photographs of weddings and family occasions or some other family or friends event; even when they are well taken.
This begs the questions of what type of photograph sells? Research is very necessary, but it is not the only way. Research is required to define your market, but what if the market was looking for polar bears. Are you going to travel to the ice lands in anticipation of meeting a polar bear? Then are you hoping to take its picture, and get away before it eats you? No, I don’t think so. Yes do your research to get a feel for the subject, but there are other, easier ways of defining a photographing niche for yourself.
First you need to think closer to home; in fact look closer within yourself. What is it that you like? Where do you like going? What do you like to do? Answer those questions and you will be on your way to finding your own particular niche. Could it be that simple? Yes take my word for it, I will now explain.
As I do not know you, I will tell you how I found my own particular niche. I have lived in the South West of Scotland most of my life. I love the sea, and the ships, and I am a great fan of water sports. I also like the country side, and I love wildlife. I like these things because they represent me and who I am. I do not live in a city, so to take photographs of magnificent city buildings I would have to travel, and find the time and money to get there. Once in a city, I would not feel comfortable, and I would not enjoy it. I prefer the sea in all her “moods”, except when I am in a boat. I like the country side because it is only yards from my house. I know nothing else, so why waste that knowledge and experience.
Coming from Scotland, I take it for granted, and you maybe surprised to hear that I am not impressed by it, particularly when it rains; it rains constantly. In fact, the only way we know summer from winter is by the temperature of the rain. Now since I started communicating globally on the internet, I soon found out that most people have different view points of Scotland. I found people like to see the green fields, the wild life, the history, the quaintness of it, because they had nothing to compare it with. Coupled with good solid research, I changed my attitude and started taking photographs of Scotland at its best, and these photographs are appreciated. In fact I still find it hard to accept that they are so much in demand.
Some times we just cannot see the wood for the tress. There is no way I would have thought that my own backyard was requested, but it is. I therefore have absolutely no doubt, that wherever you live in the world, there will be many aspect to your region that are worldly unique, and appreciated by others who live in totally different climates. Here then then is your starting point for taking serious photographs.
Take that one stage further, what are your hobbies? If you are interested in a hobby, the chances are that others are interested in that same hobby also. Unless it is a hobby that is local to your region, you will find that most hobbies’ travel globally and hereby can be a second niche you can concentrate on.
Do you like to travel? Well most of us do, but most of us travel on vacation only. When you travel to your holiday destination, you will probably like taking photographs. When I go to London, say, I take photographs like everyone else. In fact everybody and their dog that travels to London takes photographs, including the dog.
What makes you unique is you. It would be your interpretation of London that would be different from everyone else’s. Only through your eyes could you take a picture that would sell. It is the individual in you that determines the angle and quality of the shot. If your interpretation was tuned into the buyers market then you would make a fortune doing what you would be doing anyway.
Everybody has there own uniqueness, and it is that distinctiveness that determines the ensuing photograph. Your interpretation of an image will be different to every other photographer. In fact, because you are new to an area, you are putting a fresh interpretation onto an image. Now as long as the quality of your photographs are good enough, your interpretation has every chance of being accepted.
Do you think it is only the local pro’s who can take a good quality photograph of your holiday destination? You will therefore have to question that question. If, for example, I were to see an excellent photograph of Big Ben and the Houses of Parliament in London, how would I know whether it was taken by a local Londoner or a simple tourist like you and me? The chances are that it would be taken by a tourist. Ok maybe a tourist on a mission, but a tourist anyway.
I have now mentioned three niches that you could specialize in. Your locale; your hobbies; and you holiday destination. I do not know about you, but these three niches are all I need and all I will ever need. I have thought about going into micro photography, macro photography, still photography, sports photography, etc etc, but why bother. There are more subjects 20 miles from my front door than I can exhaust in a life time.
If you cannot see this about yourself, you need a shake. Start by making a list of everything in your area that you can photograph. This list will start short, but if you keep adding to this list as time get on; it is going to be a hell of a long list. You will find that there are so many things you can photograph, only a few miles from your house. So you should be encouraged by your three local niches, once you have given them some thought; and by the way, your excitement shows in the overall quality of your photographs so start enjoying your local area, and it will start enjoying you!

Entrepreneurship is alive and well in America and independently owned businesses are the backbone of our country. Some of us will find, at some point, a reason and need to sell our privately held business. Since this is an extremely important financial transaction for the business owner, there are some vital concepts that can make that transaction more successful for a seller and a buyer. Here are some tips, learned the hard way.
1. Refrain from telling your employees the company is for sale. People are sometimes fearful of change and the thought that a stranger will purchase the business creates unfounded fear that their jobs may be in jeopardy. It is more humane to alert the employees of the sale only after the closing has taken place and the check clears. Why rock the boat before then? What if the business doesn’t sell?
2. Hire the appropriate experts to assist you as a team to sell your business. These would include your attorney and your CPA. It would be my advice to hire the services of a professional business broker or mergers and acquisitions specialist to lead you through the process. You, as the owner, have enough on your plate running the day to day operation of your business. Let someone else handle the qualification of potential buyers. They can weed out the inevitable tire kickers, lookers and various characters that may darken your door asking for your proprietary and sensitive business information.
3. And, while on the subject of proprietary and sensitive information, it’s now time to discuss the subject of a Confidentiality Agreement. Do not give out any information without a signed Confidentiality Agreement. Most buyers have been exposed to these agreements and are accustomed to the fact they must sign this document preventing them from disclosing the fact that your business is for sale or using your sensitive information for any purpose other than to analyze the business for a possible purchase.
4. Schedule buyer meetings when the employees are not present. The only exception to this is if you normally tour strangers through your business and have a private secure office in which to meet. Ideally all buyer meetings should take place after hours or offsite. We may think employees don’t know what’s going on, but we are usually wrong. If an employee finds that the company may be for sale, he or she may start looking for another job, purely in self defense. To a buyer, one of the main reasons to buy an existing business is the asset of having experienced knowledgeable employees in place.
5. A complete package of information should be compiled that would enable a buyer to make a decision. The very minimum documents to include would be three years tax returns, year to date profit and loss statements and balance sheets, an asset list and a copy of the lease. If the building and property are included in the offering, include a copy of the site plan of the property with building dimensions. Have these items copied and in a file to hand to your business broker or the buyer at the first meeting.
6. Take a hard, objective look at your business premises. If there is dirty carpet, dingy walls in need of paint or clutter on the floor, remedy that prior to any meetings with your broker or a buyer. It will be a financial boon to you to have the place looking neat and clean. When a buyer enters your offices and building, he is envisioning himself coming to work there and wants to be proud of his purchase. You may want to ask a friend to also look objectively at your premises. I once had a very wise seller who redecorated his private office by putting in a new mahogany desk, nice art work and thick, lush carpet prior to putting his company on the market. He also enhanced the showroom, making it very attractive, clean and new. The buyer walked in the front door and was very impressed. But he absolutely fell in love with the seller’s office and bought the business.
7. Yes, you created this fabulous business. You deserve credit for that. However, it is important to convey that you have faith in the ability of a buyer to carry the ball after the sale and successfully continue the company’s success. I once had a buyer and seller meeting on a large company that started out very well. These purchasers had the perfect background and training, the right capital requirements and the motivation. At the end of our meeting, the buyer asked the seller. “You have owned this business for a long time. What will happen when someone else new takes over?” The seller replied, without skipping a beat, “I’ll tell you what will happen! This business will go right down the tubes without me!”
After a stunned silence, our perfect buyers politely got up and left the room, never to be seen again.

Bill of Sale: Choosing the Best Form to Sell Your Car

There seems to be a trend to get out of debt and sell one of the cars. People like Dave Ramsey are attracting millions to their radio talk shows with the main subject being “becoming debt free.” Getting out of debt often means selling the car that is depreciating faster than you can say Blue Book. Just with a few hours preparation, one can earn many thousands of dollars more by selling retail rather than wholesale through a dealer. Selling retail means selling it yourself. Take pictures and post your ad on www.craigslist.org for free or close to free. Next, prepare for success with a great Bill of Sale Form. This is more important than you may think. By the way, more and more people are buying from individuals because they find that the least expensive way to own a car is to buy it used from an individual. Even though the seller usually provides the form, if you are the car buyer, then you may want to provide the bill of sale form to the seller for your own protection.When you go to a restaurant and receive a receipt, you are in a sense receiving a bill of sale for payment of your meal. This is the simplest kind with the most advanced kind being the one your attorney writes to sell a business or a home. The best and most expensive kind of bill of sale for selling your car is one written by your attorney. It is guaranteed to be tailor-made to your circumstances. But, perhaps you do not need a tailor-made suit from Saville Row in London. Perhaps one off the rack with a few alterations will do the trick. What is called boilerplate or standard bill of sale forms may be what you want.Go to the Internet and search on “bill of sale” or “bill of sale form.” You will find a thousand examples and most will work fine, however, we are here to talk about the best. We want to save you the time of an exhaustive search on Google.

Most of the “free” forms are worth what you pay for them. They are very simple and remind us of the restaurant receipt. They give little or no protection and your buyer could be scared out of the deal.

These forms are suggested minimum forms for each specific state. The states are doing a service to their citizens by suggesting forms. They may not give you the protection you desire. If you want more protection and you should, you will have to either go to your attorney or find forms with better protection. Some of these you will find below.

Why do people pay thousands of dollars more for a car from a dealer than from an individual? Because the dealer takes the fear out of the sale. The dealer will take a trade-in, give financing and smoothly run through the paperwork. You also want to have high quality paperwork so the buyer feels safe. Make sure you provide a bill of sale form that makes your buyer feel confident and secure. The form must be professional and look like something they would sign at a dealership. Otherwise they could get cold feet and change their minds and go to a dealer.

Many forms sold on the Internet are in PDF format. Some of these forms require ownership of PDF software in order to fill in the blanks. Most people own the free PDF software to read a file but they don’t own the software to edit a file. If you do not have this software, then buy the form in MS Word. It is important that the blanks be typed. If you hand write in the blank spaces then your form will not build confidence with the buyer.

If you are not used to working with legal forms then you may not be aware of using a Public Notary. These people are licensed by the state and their job is to validate signatures to legal documents. They check your identification, watch you sign, and then they date and sign the document and use an official seal. No one can say with any credibility that those signatures are forged. When selling a car, for the protection of all, signatures are notarized. The notary charges a small fee or your bank may let you use their notary for free. We would not recommend any forms without a space for a notary.

If you already own the car, then you will have the title. Signing the back of the title with an odometer statement is your bill of sale. Most likely, you don’t need a bill of sale from the Internet.

If you have a loan on your car, then you will want to use a special bill of sale form. You must pay off the loan, receive the title and sign over the title. Most buyers do not want to hand over money so you can pay off your loans unless you provide them with a form that gives them confidence to their ownership. This form should show the name of your loan company and an estimated time when you will receive the title and hand over the title to the new owner. Most people put 30 days, however we recommend that once you have cleared funds, that you wire them to the loan company and pay to have the title sent overnight. Get the transaction done as soon as possible. You don’t want delays.

An “as is” statement is very important for people selling their own cars. It basically says you are giving no guarantees. You do not want to have something major happen to the car a month after the sale and then have the buyer take you to court because she/he said you said everything was great. Let the dealers give warrantees with their higher sale prices. You want the “as is” statement on your bill of sale for your future safety.

Many states require an odometer statement and in fact have one on the back of the title. The odometer statement tells the buyer the amount of miles on the odometer. Not only should you have your signature notarized on this statement, you should have the buyers signature notarized. You want him to publicly agree with you for the miles statement.

Whenever I buy something on the Internet, I make sure there is contact information with a toll-free 800 number and a Satisfaction Guarantee Statement. I suggest when buying a Bill of Sale Form on the Internet, you use the same policy.

It’s a good idea to meet at your bank to sign paperwork and receive money. Ask for cash, wired funds, cashier’s check (be careful, some people are printing fraudulent cashier’s checks-call the bank. Use the number from the phone book, not the one on the check.), or a cleared personal check. Make sure all money is cleared before you sign the Bill of Sale.
